Here’s the Story:

Did hunkering inside during last week’s orange haze give anyone else flashbacks to 2020? That was an unexpected twist this spring. Here’s another: the “prime” spring real estate market is weak. But properties might pop up when you least expect them. Read on.

Down to the Nitty-gritty:

In the past, real estate followed seasonal patterns. In spring, buyers had a wider range of choices, and sellers could expect higher sales prices. But the market deviated from that norm. April 2023 marked a 6.4% decline in sales volume from the previous month and a 27.4% drop since April 2022. Economic conditions, interest rates, and job markets are overshadowing the typical seasonal patterns of the market. And while inventory is currently tight in a time we would otherwise expect a glut, as lifecycle events like work relocations and new babies push people to make a move, we anticipate more properties hitting the market — though maybe in a less traditional time of year.

What’s the Takeaway?

The pandemic changed more than just our tendency to hoard toilet paper. It’s had a profound impact on many aspects of consumer behavior. Real estate buyers are less flexible than in years past, more assertive. They’re looking to make a purchase that meets their specific needs, and this, more than seasonal trends, has become the dominant influence on the dynamics of the market.
