What’s Happening

Sometimes, you just have to take a deep breath and take the plunge — something I was recently reminded of at the Hannah Eden retreat. It was a transformative experience. Fitness guru power couple Hannah and Paulo are amazing at gently nudging you forward in your health practice, from sound healing to breath workshops and cold plunges. I was brave and tried it all! Sometimes, life urges us to a place we need to be, even before our minds are ready to take the leap. Nine years ago this month, for example, I became the first Brooklyn agent to join Compass, and look at us now! Similarly, in real estate, there’s no bad time to buy or sell when life keeps moving you forward. When a baby comes, or when you’re ready to downsize, life (and not the market) is making your decision. For longtime homeowners, buzzwords like “all cash” are music to the ears, allowing empty nesters to take full advantage of the prime product for sale right now. Have You Heard?

NYC real estate has a long tradition of caveat emptor, or buyer beware. But starting March 20th, sellers will be required to list known defects, and the popular practice of crediting buyers for waiving a Property Condition Disclosure Statement will be abolished. But only on certain properties. Find out if this applies to you. Give us a call!

Adventures in Real Estate

The most unexpected things can throw off a closing. Some co-ops and condos require proof of home insurance for personal belongings — normally, an email from the insurance company provided at the closing. But there was that one time the seller’s management company randomly refused the email, insisting instead on the physical binder. After a quick phone call with the insurance company, we located a hard copy mailed to the property itself. Jumping in a taxi, I left the closing, raced from Manhattan to Brooklyn, grabbed the envelope, and made it back to Manhattan in time to ensure our buyers closed that day!
